Important question:
What color oil is leaking?
If it's black, it is probably fogging oil residue leaking down from the cylinders. No big deal.

If it is tan/brown you may have a problem with your lower unit seals. (Some lower unit synthetic lubes are green/blue)

The best way to determine if the lower unit seals are leaking is for you or your local mechanic/dealer to perform pressure/vacuum tests.

Often times, special tools are required for these repairs.

macfam is correct: How much is coming out? What color is it?(black, could be old oil or exhaust, gold color is lower unit oil, will also smell heavy) Also remove your lower unit oil screw and see what comes out(milky water and oil or just oil). If you have not done something like this before, this is a job for a dealer/mech. When the seal needs to be replaced the area must be clean, clean, clean. Not doing it correctly you will end up with another leak. If you know how to drop the lower unit I would do this and have them replace the water pump also (you also do not have to tow the boat around removing the lower unit). good luck

If you don't know what it is I am betting it is exhaust....very common. If it is a 4 stroke...call your mechanic.
